Moisture IntrusionMoisture Intrusion Analysis: Moisture intrusion is the most prolific damaging condition in construction today. As the energy requirements for construction have evolved, so has the frequency of unwanted moisture in roof, wall and floor structures. The materials used today are more complex than their earlier counterparts. Synthetic and manufactured components behave dramatically different than earlier natural materials. Drywall has replaced plaster. Particleboard has replaced natural wood. Vinyl and plastic barriers are found in "air tight" construction. Moisture is often trapped in wall cavities and near defective flashings. Moisture is often found entering crawlspaces and migrating through concrete slabs. If you notice moisture coming from a specific interior or exterior surface, do not rush to judgment. Expert evaluation systematically narrows down the source and enables you to accomplish full recovery.

Moisture Intrusion Moisture intrusion analysis can be very frustrating to a property owner. Attacking the symptoms of a condition without understanding the root cause is an all-to-common scenario. Even the smallest of building are divided into functioning "systems". To understand a potential roof leak, the entire roof system including underlayment, fasteners, flashings, etc. must be understood. This is also true with exterior finish systems, foundation-slab systems, brick veneer and other building components. If you own a newer building or are interested in purchasing one, it is especially important to determine the source of moisture intrusion as soon as possible. A newer building is usually directly tied to a builder-of-record who is still accountable for various degrees of building performance.

New Construction InspectionsNew Construction Inspections: The recent "building boom" has resulted in more people than ever experiencing home ownership. With the boom has come a "watered down" construction workforce and overextended building jurisdiction inspectors. A city or county inspector cannot devote the needed attention to over 50 buildings in different locations in one day. How well do you know the building you are buying? What was covered when you did your new home "walkthrough"? Most of the scrutiny of homebuyers is cosmetic defects. This is understandable. When people are buying something new, their expectations are usually very high. They want their home "perfect". An experienced, professional inspector goes beyond the obvious. The issues that most builders don't mention and most homebuyers don't know will often go unchecked. These issues include tile roof systems, HVAC system configuration, sufficient site drainage, proper window safety glass locations and a number of other technical components. Construction defect lawsuits are costly, take precious time away from your life and are often unnecessary. In most cases, if the builder is aware that a problem or defect is present, the matter is resolved before the end of the crucial one-year warranty period. How do you hold the builder accountable for defects? You discover, describe and disclose them. A professional property inspection will do just that. Call Integrity Property Inspections before or after you new home purchase and take that important step toward builder accountability.
